Housing and insurance are the first two costs I would price before deciding whether the island fits your budget. Nassau County's median single-family home sale price was [$456,207 in August 2026](https://nefar.realtor/news/2026/09/11/featured/northeast-florida-market-shows-signs-of-a-more-balanced-housing-environment/), up 0.7% from July. Get quotes for wind and flood coverage on the specific address. Homestead tax benefits may help a qualifying permanent resident; ask the property appraiser which benefits and tax-year rules apply to you.

That last sentence is where most cost-of-living comparisons fall apart.

They price the island as if every buyer holds a house the same way. Ownership and qualifying permanent-residence status can change the applicable tax benefits.

## What did Nassau County's housing numbers show in August 2026?

The August 2026 numbers put Nassau County's median single-family sale price at $456,207, up 0.7% from July, with a 3.4-month supply of homes. Nassau County is its own market, and the island sits inside it.

Three figures set the frame for August 2026.

- The median single-family sale price was $456,207, up 0.7% from July.
- There were [392 active listings, a 3.4-month supply](https://nefar.realtor/news/2026/09/11/featured/northeast-florida-market-shows-signs-of-a-more-balanced-housing-environment/).
- The [Home Affordability Index stood at 76](https://nefar.realtor/news/2026/09/11/featured/northeast-florida-market-shows-signs-of-a-more-balanced-housing-environment/).

[Kim Knapp](https://nefar.realtor/news/2026/09/11/featured/northeast-florida-market-shows-signs-of-a-more-balanced-housing-environment/), president of the Northeast Florida Association of REALTORS, read the month this way: "The market is sending a clear message in August: buyers are there, but they are more selective. Improving affordability and a healthy supply of homes are creating opportunity, while the number of pending sales demonstrates continued buyer engagement."

Nassau County had a 3.4-month supply in August 2026. Use the shopping time you have to compare carrying costs as well as asking prices.

Asking prices alone do not give you the carrying-cost comparison.

## What insurance questions belong in your budget?

Ask about flood coverage separately from wind coverage.

Most of Citizens Property Insurance's new and renewing personal residential policies that include wind coverage must also carry flood insurance by January 1, 2027, and the requirement already applies to [policies with a dwelling value of $400,000 or more](https://www.citizensfla.com/flood) as of January 1, 2026.

Dwelling value is not the sale price, so don't read the county median straight across into that threshold. Ask which number your policy will actually use.

Relief is moving the other way at the same time. Citizens policyholders statewide are seeing an [average 8.7% rate reduction](https://www.flgov.com/eog/news/press/2026/governor-ron-desantis-announces-major-insurance-rate-relief-floridas-reforms) beginning at Spring 2026 renewal.

And the city does something about the flood half of the bill.

Fernandina Beach reports [Class 5 status in the Community Rating System](https://www.fbfl.us/185/Flood-Protection). Under the NFIP’s [current pricing guidance](https://www.floodsmart.gov/premiumcosts), the community discount applies to eligible policies regardless of flood zone. Have your insurance agent confirm the building’s eligibility and the discount in its quote.

Read that one carefully. The rating belongs to the city and applies to city addresses. Amelia Island also takes in unincorporated Nassau County, so whether a house sits inside the city limits is worth confirming before you assume the discount.

## How do Florida's tax rules offset the cost of living here?

Florida's property tax structure rewards staying put.

A qualifying permanent residence can receive a [homestead exemption](https://floridarevenue.com/property/Pages/Taxpayers_Exemptions.aspx). The first $25,000 applies to school and other property taxes. For 2026, the [additional exemption is up to $26,411](https://floridarevenue.com/property/Documents/cpi_homestead_exemption.pdf) on eligible assessed value above $50,000, excluding school taxes.

The Save Our Homes cap generally limits annual assessed-value increases to the lower of 3% or the change in the Consumer Price Index. The cap is [2.7% for 2026](https://ncpafl.com/exemptions-classifications/save-our-homes-portability-of-soh/), starts in the second year of receiving homestead exemption, and does not cap new improvements at their first assessment.

Compare assessed value with current market value, but don't treat the seller's bill as your own.

A qualifying homeowner may transfer [up to $500,000 of the accumulated assessment difference](https://ncpafl.com/exemptions-classifications/save-our-homes-portability-of-soh/) to a new Florida homestead. The deadline uses three tax years, not necessarily 36 months, and downsizing can reduce the transferable amount.

Which means the tax figure printed on a listing sheet is the seller's history, not your bill.

At the register, Florida charges a [6% general state sales tax](https://floridarevenue.com/taxes/taxesfees/Pages/sales_tax.aspx) and Nassau County adds [a 1% discretionary surtax](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf) with no expiration date. Generally seven cents on the dollar for ordinary taxable purchases, and the county's penny has been in place since March 1, 1996.

## Who does the island actually pencil out for?

Permanent-residence tax benefits belong in the calculation if you qualify.

Save Our Homes applies to qualifying homestead property. The [non-homestead assessment cap](https://ncpafl.com/exemptions-classifications/save-our-homes-portability-of-soh/) is generally 10% and does not cover school levies; the 2026 Save Our Homes limit is 2.7%. New ownership and improvements can affect the assessment, so confirm the rules for your property.

A second home still makes sense for plenty of people. Just know which one you're buying, because the tax math diverges on day one.

My husband Jim and I bought here in 2020 as a second home and expected to move about five years later. We were living in Fernandina Beach full time within a year of buying, and that turn from second home to permanent residence is the swing this post keeps coming back to: the [homestead exemption](https://floridarevenue.com/property/Pages/Taxpayers_Exemptions.aspx) and the [assessment cap](https://ncpafl.com/exemptions-classifications/save-our-homes-portability-of-soh/) depend on qualifying permanent-residence status and the applicable tax-year rules. I also work with out-of-state buyers who plan to use a second home part-time before living here full-time later.

Picture two houses carrying the same asking price.

One sits inside the city limits, so ask the insurer whether its NFIP policy qualifies for the community discount.

The other is newer construction on the mainland side toward Yulee, outside the city's rating, and it may carry a community development district assessment on its tax bill, which is a separate line that deserves its own look.

Same number on the listing. Two different numbers every year after.

## How do you price an address before you commit?

Pricing an address takes four checks: a bindable insurance quote, whether it sits inside the city limits, the taxable value under your ownership, and any district assessment, added up as one annual number. Get a bindable insurance quote on the specific address during the inspection period, not a neighborhood rule of thumb.

Confirm whether the address falls inside Fernandina Beach city limits.

Ask what the taxable value looks like under your ownership rather than the seller's.

Ask whether the neighborhood carries a district assessment on the tax bill.

Then add it up as one annual number instead of four separate surprises.

That comparison is the work worth doing before you write an offer, address by address, and it is the kind of thing an agent should hand you early rather than after closing.

The price is the number you negotiate once. The cost is the number you live with every January.

If you're weighing a move here, I'd be glad to help you compare neighborhoods and what each one actually costs to own. Love Where You Live starts with knowing both numbers before you choose.
